What is a home measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they make note of the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may make a rough sketch of the property. Then, the appraiser develops a report and a more detailed sketch showing the total square footage and the general layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services required?

Real estate taxes

Property tax records often reflect the wrong square footage because the values can come from many sources, and occasionally go unverified — which means you may be taxed for more square footage than you own! Unless a certified appraiser has recently executed an evaluation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before disputing what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a home or property

A measuring service will ensure that you're paid fair market value for your property. Square footage is one of the biggest elements potential buyers look for when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your property, but possibly even the number of interested buyers. The only reliable method of using a precise GLA when listing your property is to refer to a previous appraisal or measurement service completed by a certified appraiser (after any remodeling that may have affected square footage).

For real estate agents

To make certain that your client's home closes at a price that accurately reflects true market value, we suggest asking for a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your attention to detail, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tactic for attracting potential buyers because they can review the layout and features of the home before and after touring.
